What is Hounslow Homes' Home Improvement Programme?
Hounslow Homes’ home improvement programme is also sometimes referred to as the major works programme. It concerns the improvement and refurbishment works  taking place in council owned properties during the next four years, to bring all council housing stock up to the Government’s “decent homes” standard by 2008.

The major works programme includes the installation, where needed, of new kitchens and bathrooms, windows, heating, rewiring, aids and adaptations for disabled and elderly people, repairs to roofs and improved security. It also covers some environmental improvement and estate regeneration schemes.

Our investment strategy is our plan for spending the money we have available for maintaining and improving your homes. In addition to major works projects, each year we allocate money for day-to-day plumbing, electrical and joinery repairs. We also budget to spend money on repairs that we know we have to do; including gas servicing, and lift and security systems maintenance. By investing more in improving our properties, we can reduce the amount we have to spend on everyday maintenance.

How have we planned our home improvement programmes?
To help us plan our major works programmes, we carried out a condition survey of our properties. This gave us a good idea of what we needed to do and when. We used this survey, together with the technical knowledge of our staff and the priorities your tenant representatives told us you had, to help design the programmes.

Consultation and tenant and leaseholder involvement
Working with the Hounslow Federation of Tenants’ and Residents’ Associations (HFTRA), a Capital Works Group has been set up. This group plans, monitors and reviews the major works carried out to your home and estates and ensures that tenant representatives are involved in all major works activity.

Everybody benefiting from the improvement programme is contacted and visited by a Hounslow Homes tenant liaison officer (TLO) so you know who to talk to during the course of the work.  

The involvement of tenant and leaseholders in the programme is fundamental to its success and to improving all aspects of our service. Your feedback is always welcome and ensures more effective monitoring.

Our customer care standards
Hounslow Homes customer care standards include the following:

  • We will not start work to the outside of your home without letting you know
  • Apart from emergencies we will only work between 8 am and 6 pm, Monday to Friday, unless otherwise specially agreed
  • We will keep safe all the materials and equipment we use on site
  • We will take away building rubbish from gardens and other areas outside of your property
  • We will keep your home secure at all times
  • We will try not to damage your garden plants and if this is unavoidable we will tell you beforehand
  • Operatives working in your home will show you their ID before entering your property
  • Operatives will be clean and tidy in appearance
  • Radios will not be used without your permission
  • There will be no smoking in your property
  • Dust sheets and protective covers will be used to protect your possessions
  • Operatives will be polite and clear about what they will be doing in your home

We will also ensure that:

  • At the end of each day, you have working gas, water, electrical, heating and cooking services or an alternative
  • Our operatives keep the site clean and tidy
  • We provide site welfare facilities for our operatives
