About the project
Hounslow Homes, in partnership with United House Ltd and A2 Housing group, developed a project proposal to develop and regenerate the Manor Lane Estate in Feltham.
The aim of the regeneration and development of this estate is to:
- Replace unsuitable and unpopular blocks that are expensive to maintain, with modern and attractive homes for Manor Lane residents.
- To provide new energy efficient homes that meet latest building standards, use sustainable materials and will meet residents needs in the long term
- Improve the layout and design of the estate to make the best use of available space and to design out anti-social behaviour and crime on the estate
- To regenerate play facilities and develop new public open space to replace existing unused space
- To provide a mix of homes for sale and rent on the estate and increase the number of affordable homes in the borough, reducing the numbers on the council waiting list.
- To provide larger homes to meet the needs of families.
We hope that building works will begin in 2009, with the first properties available in 2010. Homes will be allocated to local people who are either living in one of the existing blocks due to be redeveloped or living in the borough and have housing need. Priority for low cost home ownership will go to residents already on the council's low cost home ownership database.

Moss Gardens
Planners have approved our proposals to demolish Moss Gardens. Our partner contractors will need to submit some further information relating to the demolition itself in order to comply with building regulations. The approval period will take around 6 weeks. Once we have finalised the programme for demolition we will write to residents with more details including timescales and the contractor's details.
Manor Lane
Our partner, contractors United House have now met with planners informally and received further direction on redevelopment proposals. They will now instruct architects to work up a scheme for resident consultation ahead of formal submission to planners. A consultation drop in session for residents will be organised in the near future.
Empty properties in Manor Lane will be put back into use. Working with the London Borough of Hounslow, the properties will be used to house families temporarily before the redevelopment scheme begins. Works will begin shortly to reinstate these properties in order for them to be let on a temporary basis.
For leaseholders:
Due to the delays that have been experienced with the redevelopment proposals, the Council is not currently progressing negotiations with leaseholders to repurchase their properties on the estate. However, the council hopes to be in a better position to reopen negotiations by the end of this year.
