Repairs and Safety Checks

All our properties are given a health and safety check before being let which confirms

  • All electric and gas installations are safe and in working order
  • the building is structurally sound
  • The property is secure and weather tight
  • the fittings (standard landlord fittings) are in working order, e.g. kitchen and sanitary ware, washing machine fittings
  • All fences and boundaries are in a reasonable condition

We will also:

  • Clear the property of any belongings and rubbish left by the previous tenant
  • Check that there is no damp or condensation in the property
  • Complete all urgent repair work and arrange for any minor repairs to be carried out after you move in
  • Leave a suitable surface for you to decorate on – this could be new/bare plaster or wallpaper
  • Use specialist cleaners to make sure the property is swept and clean ready for you to move in

and we will:

  • Give you a decorating allowance unless the property has been recently decorated
  • Complete any non-urgent works around you after you have moved in. (This will be done by appointment)
  • Leave, where practical, plumbing for washing machines
  • Give you details and timescales of any planned works due to be carried out in the future
  • Visit you after 6 weeks to check that all is satisfactory and complete a questionnaire to record your comments.
